1. Pre-Qualification

Income and debts are provided to determine an affordable home price. Pre-qualification letter is issued (not a formal application and subject to change based on financial info provided).


4. Processing

Verification of application accuracy. Processor will also review credit report, order an appraisal, issue title commitment and confirm third-party information. Our processors work with you if any additional information is needed.

Search loan programs available (fixed-rate, adjustable-rate, FHA, VA, USDA, jumbo, refinance, balloon  or interest only) and decide which program is best for you.

Complete application, provide  documentation (W-2s, paystubs, tax returns, bank statements, quarterly investment statements such as mutual funds, 401K, IRA, etc.) and submit to processing department.


5. Underwriting

6. Approval Process

Loan is submitted to one of our premier lending partners. Underwriters will examine the file, as well as the appraisal, survey, title commitment and any other documentation.

Your loan application is approved and the information is moved to the closing process.


7. Closing & Funding

Happy day! Closer works with title company and/or real estate attorneys to prepare closing documents and to set closing date with a title company.


Once closing documents are signed by seller, title company is authorized to finalize your transaction and funds are delivered for your loan!
